Planned Community Developers Announces new Retail Center under construction at River's Edge Community
Coffee shop to open in Fall 2006

SUGAR LAND, TX (August 30, 2006) – Planned Community Developers, Ltd. (PCD), has announced construction is underway for River's Edge Court, the retail center to be built in front of the River's Edge subdivision in Richmond. In addition, PCD announced that Mugz Coffee Bar will be the first tenant to move into the new center.

Scheduled for completion in fall 2006, the retail center is part of a 17.5 acre commercial tract of land located at the front of the master-planned community.

“Through the years, PCD has established an exceptional reputation for its upscale developments such as Kingwood Commons and Sugar Land Town Square, and this development will be no different,” said Steve Ewbank, executive vice president of PCD. “We have taken great care to ensure the new center will compliment the surrounding community.”

Upon completion, Mugz Coffee Bar will occupy approximately 1,400 square feet of River's Edge Court and will offer visitors a variety of gourmet coffees, teas, smoothies and snacks such as breakfast pastries and desserts, as well as a convenient drive-thru service and wireless Internet capabilities.

“We saw a need in the area where people can gather together to relax, visit, surf the Internet or have small meetings while enjoying a great cup of coffee,” said Lynn Briscoe, co-owner of Mugz Coffee Bar.

About River's Edge
River's Edge is located adjacent to the Brazos River on the west side of FM 359, just north of U.S. Highway 90A, in Richmond , Texas . The community spans 368 acres and includes 17.5 acres of commercial property. Upon completion, River's Edge will be comprised of approximately 930 single-family homes. The community boasts four premiere Energy Star homebuilders including Newmark Homes, Plantation Homes, Perry Homes and David Weekley Homes.
